PROPERTY HIGHLIGHTS: Located near the base of Peak 9, intermediate skiers and up can use a neighborhood trail to ski to Peak 9 Beaver Run or Quicksilver chairlifts. See details below. There is also an exclusive neighborhood shuttle with super fast transport to/from Peak 9. Guests never have to wait more than 20 minutes. One mile to downtown Breckenridge shops and dining. Incredible views from every room in the house and a 2-car heated garage. All guests receive a 30% discount on ski rentals and get free ski storage on Peak 9.
ENTERTAINMENT: T Vs for streaming are in living room, loft and all bedrooms with the exception of the twin bedroom. This home has LOTS of brand new games and toys for children.
THE TINY COMPANY DIFFERENCE: Breck Mountain Rentals is a very small company offering big customer service, locally-owned and operated here in Breckenridge, CO. Your calls/texts are answered immediately 9am-9pm and 24 hours for emergencies. Our inventory is limited to a select number of properties only in the Breckenridge core so that we are able to provide attention to detail for happy homes and happy guests. All Breck Mountain Rental properties are meticulously maintained and stocked with full-sized and/or ample guest supplies, an informative welcome binder and a gift bag. We also have exclusive local partnerships for *discounts on ski/board rentals.
LOCATION: One mile to downtown Breckenridge shops and dining, 2.5 miles to the Breckenridge Gondola, 1 mile to parking at Peak 9.
ACCESS: ALL Breckenridge visitors need 4WD/AWD for safe transportation to and around town.
FLOOR PLAN: Four levels
Lower Level:
• King bedroom with attached full bathroom.
Main Level:
• Living, dining, kitchen, hot tub balcony, half bath and rear balcony with grill off kitchen. • King suite with attached full bath.
Third Level:
• Primary/ Master bedroom with attached full bathroom.
• Queen bedroom with full bathroom two steps away.
• Laundry room.
Fourth Level:
• Two twins OR King bedroom (twin is the default setting unless you let us know in advance you want a King setup).
• King bedroom.
• Full bathroom with tub/shower combo.
• Loft sitting area.
SKI IN/OUT DETAILS: Walk 50 yards out the front door or garage to a private gate and stairs down to trail level. Lock in skis/board and ski or ride this trail that emerges above the Quick Silver and Beaver Run lifts on Peak 9. The trail is mostly flat but narrow and ungroomed for intermediate and up skiers only. Detailed instructions with photos can be reviewed after reservation confirmation and will also be found inside the home. If your decision to book is based upon this trail, please ask any questions before booking. We will happily provide more details and provide first-hand knowledge as we regularly use the trail ourselves!
SHUTTLE: You won't find a better exclusive shuttle anywhere in town. It's fast and convenient, just yards out the front door of this home for transport to Peak 9. The shuttle loops every 15-20 minutes- no long waits! The shuttle runs 8am-5pm daily late Nov-early April (close to ski season dates but not exact).

SPECIAL NOTE: As shown in the photos, this home has light-colored carpet and rugs and guests. For this reason, we ask guests to not wear shoes in the home and be careful with drinks that stain when spilled (coffee, wine, etc).
Open layout with large living/dining area. Newly remodeled, this home is nicely appointed and thoughtfully decorated. The floor plan offers plenty of privacy with bedrooms spread out over four levels. The main living area on the second level includes a wood-burning fireplace, TV, ample seating for a large group, and access to the hot tub on the front deck. There are three balconies in total. The kitchen has stunning views and is equipped with high-end appliances and all the kitchenware needed for your stay. You can serve eight guests at the kitchen dining table overlooking the town and six at the front table overlooking the ski runs. This home also includes a full-size washer/dryer, free Wifi, a heated 2-car garage with room for gear, and space for 2 more cars outside the garage (max of four vehicles).
House rules are strictly enforced. Maximum occupancy is 12. All guests under the age of 30 must be traveling with parents or guardian. ID and signed rental agreement are required. No smoking, no pets, no parties. Exterior camera and noise detectors in place. Max of 4 vehicles. Christmas/ New Year 2024: Reservations including the night of Dec 25, must check out by Dec 27, unless also booking the night of Jan 1. Reservations booking the night of Jan 1, may not arrive prior to Dec 27 unless also booking the night of Dec 25.
