Designed for the outdoor adventurer with a 2-car heated garage that has room for your outdoor gear complete with a boot warmer for the next day's adventures, a huge mud room to drop your coats and gloves, and private hot tub to relax at the end of the day. This new and modern duplex in the Rivers Edge neighborhood also features two living areas, a large open dining and living area with radiant, in-floor heat. On the free bus route (bus stop is 300 yards away).
ENTERTAINMENT: T Vs for streaming in living room, second living area and all four bedrooms. High-speed internet throughout.
THE TINY COMPANY DIFFERENCE: Breck Mountain Rentals is a very small company offering big customer service, locally-owned and operated here in Breckenridge, CO. Your calls/texts are answered immediately 9am-9pm and 24 hours for emergencies. Our inventory is limited to a select number of properties only in the Breckenridge core so that we are able to provide meticulous attention to detail, for happy homes and happy guests. All Breck Mountain Rental properties are meticulously maintained and well stocked with full-sized and/or ample guest supplies, an informative welcome binder and a gift bag.
LOCATION: 1.5 miles to shops and restaurants in downtown Breckenridge, 1.5 miles to Breckenridge Ski Resort.
ACCESS: Flat driveway. ALL Breckenridge visitors need 4WD/AWD for safe transportation to and around town Nov- April.
FLOOR PLAN: Three levels

• Primary/ Master King bedroom with attached bathroom, dual vanities, shower, and desk on landing.
Lower Level:
• Second living area with sleeper sofa and wine refrigerator.

• Two twin beds bathroom.
• Full bathroom with tub/shower combo.
• Laundry room.
• Patio with hot tub, fire pit and river frontage.
HOUSE RULES:
Minimum age of primary renter is 30. All guests must be at least 30 years of age with the exception of children and young adults traveling with parents.
Max occupancy is 10, max adults is 8 per county ordinance. Max vehicles of 3 per county ordinance.
ID and signed rental agreement required

ALL Breckenridge visitors need 4WD, AWD or traction devices on hand for winter travel.
Riverside Escape has two exterior cameras and noise detectors.
Christmas/ New Year 2024: Reservations including the night of Dec 25, must check out by Dec 27, unless also booking the night of Jan 1. Reservations including the night of Jan 1, may not arrive prior to Dec 27 unless also booking the night of Dec 25.
PET POLICY:
Well-behaved, well-mannered doggies only! We have a Leave- No- Trace policy- no scratch/chew marks, no excessive hair, no yard waste. A fee of $185/dog is required. Dogs must be leashed outdoors at all times and not allowed to trespass onto neighboring properties. Dogs must be minimum of 1 year old, max of 50 pounds. A photo of your pet, brief description of how/where they sleep/spend time alone and signed pet policy are required.
